Investing or buying a home is a big milestone in our life, we risk all our saving on expectations of long term return. But due to lack of communication with builder may cause regret in future. Low quality construction, incomplete documentation and delay in getting possession are some of the problem that we need to face. A wrong decision of investing in any property would fail your future financial planning. To avoid future disputes and inconvenience ask these questions to your builder or seller.

 

Is property free from legal case?

 

Check that property is not involved in any legal case stated by the third party. You have to ask to builder for details and proof if it’s free from legal case. This is because work of many commercial and residential project constructions stopped by court orders.

 

Possession of Project:

 

Sometime project gets delayed. This brings a major loss to property buyer in terms of paying EMI. Thanks to RERA now the developer need to handover the project on the given deadline to avoid the further action.

 

OC and Completion Certificate:

 

OC stands for Occupancy certificate.  It is the proof of property is handed without any problem related to bank loans and completion certificate is issued by Local Municipal authorities, Once the project get completed.

 

Other charges:

 

This is one of the major question that you have to ask to the builder, For registration charges and about GST charges, etc. you have to clear this confusion about the charges to avoid the further disputes.

 

Quality of Construction:

 

When the construction work is in progress, take a random tour to construction site and check the material used for the construction. You can talk with the builder regarding to the products and brands used on the work site.
